How do I create a new CMA? 1. Login. 2. Click the CMA button at the top of your screen. 3. On CMA screen, click "New CMA." 4. Choose the property type for your CMA. 5. You are now on the "Step 1: Fill in the Blanks" screen. Enter a unique "CMA Name." Select the appropriate property type. Enter the subject property's address. 6. Fill in the MLS # if property is in the MLS. This will automatically fill in all the information for the property. 7. If you have set up default your CMA settings, the "Prepared By" field will automatically fill in. To personalize your CMAs, click the "CMA" button, click "CMA Settings," and edit available fields as desired. 8. Press the button that reads, "Continue to Step 2." 9. "Step 2: Edit Subject Property": fill in all the specific data fields regarding the subject property. If the MLS# was filled in during step 1, the property information has been automatically filled in. You can edit the information. 10. Select the "Continue to Step 3" button at either the top or bottom of the screen. 11. On the next screen, entitled "Follow These Instructions to Add Properties to Your CMA," click "Click Here to Run a Property Search." 12. On the property search page, create a search that will find comparable properties to your subject property. Run the search. 13. On the search results page(s), mark each property you want to add to your CMA by checking the box to the left of the photo. 14. Near the top of the screen, you will see, "You have (#) selected properties." Below that is a drop down menu which says, "Actions for selected properties." Click into the drop down menu and choose "Add Properties to Existing CMA." 15. On the "Add Properties to a CMA" page, a list of the selected properties is displayed. Click into the drop down menu next to "Select a CMA," and choose the CMA you want to add the properties to. Click the "Add" button. Note that towards the bottom of the screen, you will see a list of all the properties that will be added to the CMA. 16. On the "Properties Added to CMA" screen, you will see a message telling you that the properties have been successfully added. You are asked whether you would like to clear all selected properties. Unless you plan to re-use these properties for something other than the CMA (ie Property Analyzer), clear the selected properties. Clearing the selected properties will not affect what you have added to your CMA. 17. You are now on the "CMA Editor" screen for your CMA and all the properties you selected have been added (and are listed). The gray box lists the three remaining steps to creating your CMA. In step one, you can optionally choose to edit the "Subject Property," "Title Page," "Summary Page," and "Marketing Plan" by clicking on the one that you want to edit. Please note that unless you add content, the "Summary Page" (which is your conclusions regarding the property) and the "Marketing Plan" will be blank and therefore will not appear in the final CMA. 18. Step 2 to complete your CMA is to preview any or all of the following options to make sure everything is how you want it to be: "Title Page," "Summary," "Comparables," and "Marketing Plan." If something needs to be adjusted, you can re-edit and make the change. 19. Step 3 is "Save and Print CMA." To do so, click the link for "Download CMA and Selected Marketing Materials." 20. On the "Download CMA" screen, you are presented with a list of pages you can include in your CMA. Check off all the pages you want to include and select the "Click here to build your CMA" button. 21. The CMA is processed and assembled into a PDF document. Choose the "Click Here to Download Your CMA" link to save the completed PDF document for your CMA to your computer. |
