What real estate market reports are available and how do I use them? Absorption Rates 1. To view absorption rates for a town (the number of sales divided by the total properties for sale in the same time period), click the "Reports" button at the top of the screen. 2. In the section entitled, "Market Reports and Preferences," select "Absorption Rates." 3. From the drop down menu next to "Start Month," select the month of the year you wish to run the report for. 4. From the drop down menu next to "First Year," select the year you wish the report to begin with. 5. From the drop down menu next to "Second Year," select the end year for the report. 6. From the drop down menu next to "Property Type," select a property type. 7. In the "Towns" area, check off all towns you wish to include in your report. If you are interested in adding towns to the list of towns you can create reports for, select "Edit Report Towns." 8. Click "Run Report." 9. The "Absorption Rate" report displays. To view a printer friendly version of the report, click the "Print" button. Agent Sales Activity 1. To view a real estate agent's (all agents that are in your MLS) sales activity, click the "Reports" button at the top of the screen. 2. In the section entitled, "Market Reports and Preferences," select "Agent Sales Activity." 3. This report uses Agent MLS ID#'s to identify agents. Select the appropriate MLS from the drop down list to the right of "Agent MLS ID#" and enter the agent's MLS ID# in the text box. 4. If you do not know the agent's MLS ID#, click the "Find an Agent ID" link, located under "Agent MLS ID#." On the "Find an Agent's MLS ID" page, fill in the agent's first and last name or, at a minimum, their initials. Click the "Search" button. A list of search results will display. Find the agent you are looking for on the list and select "Use this Agent ID." You will be taken back to the Agent Sales Activity search page with the agent's ID automatically entered. 5. Utilize the checkboxes to select the property types you are interested in including in the search. 6. Use the drop down menus next to "Period" to select the start date and end date for the time period you are interested in viewing the agent's sales activity for. 7. Click the "Run Report" button. 8. The report will display the agent's sales activity for "Active," "Under Agreement," and "Sold" properties for the specified period. |
